1031 Exchange

For those that have never used the 1031-Exchange, see below to understand the basics:

A 1031 Exchange is a way to defer capital gains taxes by rolling the equity from the sale of one investment property into the purchase of another. Instead of paying capital gains on the sale of a property (“down leg”), investors can defer that payment by acquiring a new property (“up leg”) with the proceeds from the sale.
